What does Bookd cost?
No fees whatsoever. 5% commission only on bookings Bookd brings you. No setup fee, no monthly fee, no exclusivity.
What is the 5% commission based on?
The room price only: the nightly rates for the stay. Bookd takes no commission on cleaning fees, taxes or damage deposits.
Do I have to leave Booking.com or Airbnb?
No. Bookd works alongside them. We sync calendars both ways to help you avoid double bookings.
How do guests find me?
Guests ask ChatGPT or Claude (with the Bookd connector) for a stay in your area; your rooms appear with live prices and availability. You also get your own Bookd page and a link you can share.
Who sets it up?
You can do it yourself: create your account, add your details, rooms, prices, policies and photos, and your listing goes live once the essentials are complete. Prefer help? Send us your website or listing link and we build it for you to check.
How do I get paid?
The guest pays you directly, as with any direct booking. Optional card deposits through your own Stripe account are coming soon; until then you take payment from the guest directly.
What if I can't take a booking?
Tap Decline, or simply don't answer before the deadline in the request email. The request then expires and the guest is told.
Can guests cancel?
Yes: without charge until 7 days before arrival by default (you can change the cut-off).
Who is my contract with?
Guests: your contract for the stay is directly with the property. Bookd is only the booking platform. It is not a party to the stay and does not own, manage, inspect or insure any property.
Who handles problems, damage or refunds?
The guest and the property, directly. Questions about the room or stay quality, damage, injuries, insurance, a cancellation by the property, refunds and chargebacks are between the guest and the property. We can pass messages on, but we do not decide disputes.
Where does my payment go?
Straight to you: the guest pays the property directly. The property is always the seller and Bookd never holds guest money.
What is the property responsible for?
Its own insurance, licences and registrations, taxes, and guest safety, plus the accuracy of its listing. Properties agree to this in the property terms.
Is my data safe?
Card details are handled by Stripe; we never see them. We only store what is needed to pass bookings between you and your guests.

Hotels, B&Bs, guesthouses, inns, vacation rentals and property managers, in any country.
How do I connect Beds24, Airbnb, Booking.com or Vrbo?
Beds24 connects with an invite code and syncs rooms, prices, availability and bookings; see bookd.direct/owners/guides/beds24. For Airbnb, Booking.com or Vrbo, paste each listing's iCal calendar link into Bookd (read about every 10 minutes) and import your Bookd calendar back; see bookd.direct/owners/guides/ical.
