Property terms (owner agreement)
Effective 18 October 2026. Last updated 18 October 2026. Agreement between you (the property) and Caius Data LLC, trading as Bookd, 30 N Gould St Ste R, Sheridan, WY 82801, USA. By listing on Bookd, creating an owner account or connecting Stripe through Bookd, you accept these terms.
No fees whatsoever, only 5% commission on the room price of bookings Bookd generates (not cleaning fees, taxes or deposits).
1. Bookd's role
Bookd is a booking platform. We publish your listing, pass booking requests to you and sync your calendars. Guests pay you directly. Each accepted booking is a contract directly between you and the guest. Bookd is not a party to it, and does not own, manage, inspect or insure your property.
2. Payments and commission
Card deposits are not available yet; until they are, you take payment from the guest directly. Once available, guest deposits are charged on your own Stripe account (Stripe Connect direct charges): you are the seller, and refunds, disputes and chargebacks are handled on your account. Bookd takes a commission of 5% of the room price on each confirmed booking (the nightly rates for the stay, excluding any cleaning fee, taxes and any damage deposit), deducted automatically by Stripe from the deposit. If you have not connected a Stripe account, no deposit is taken and you collect payment from the guest yourself. There is no setup fee, no monthly fee and no exclusivity: the 5% commission applies only to bookings Bookd brings you. Stripe's own terms and fees apply to your account.
3. Your responsibilities
- Your property, its condition and safety, and providing the stay as described and accepted.
- Your own insurance (property, public liability and any other cover you need).
- All licences, registrations and permits needed to let your property, and compliance with local laws.
- All taxes on your bookings, including VAT/sales tax and tourist taxes.
- Accurate listing details, prices, availability and policies, and honouring bookings you accept.
- Guest service, complaints, damage, injuries, refunds, cancellations you make, disputes and chargebacks. Chargeback amounts and Stripe dispute fees fall to your Stripe account.
- Handling guest personal data lawfully for the stay.
4. Indemnity
You will indemnify and hold Bookd and Caius Data LLC harmless against claims, losses, fines and costs (including reasonable legal fees) arising from your property, your stays, your listing content, your breach of these terms or of the law, or any dispute between you and a guest.
5. Our liability
To the extent the law allows, Bookd's total liability to you for any booking is limited to the commission Bookd received on that booking. Bookd is not liable for indirect or consequential loss, lost bookings or lost profit, or for outages of third-party services (Stripe, AI assistants, your PMS or channel calendars).
6. Listing content
You let Bookd display your listing content (text, photos, prices) on bookd.direct, in AI assistants and in search engines to promote your property, and you confirm you have the rights to it. If you create your listing yourself, you confirm that you own or manage the property, that its details, prices and availability are accurate, and that the photos are of the property and yours to use. Bookd may hold a listing for review before it is published, and may decline to publish it.
7. Ending
You can stop using Bookd at any time; bookings you have already accepted must still be honoured. We may suspend listings that breach these terms or put guests at risk.
